A large number of times, condominium units have to be inspected for wood-destroying organisms like termites, fungi and wood-boring beetles before a loan can be issued for the purchase of the property \u2013 or what is commonly known as a termite inspection (and no, as mentioned it does not only include termites). This inspection is a very normal process, thankfully in condominium units (the majority of the time) the only areas that the owner is responsible for are any interior spaces and the attic on the unit, which minimizes the inspection time and possible problems considerably.<\/p>\n<h2 style=\"text-align: center;\"><strong>There are two types of loan that will commonly ask you for an inspection and clearance form before funding the loan, those are: VA &amp; FHA Loans<\/strong><\/h2>\n<p>Depending on the type of unit, the inspector will usually inspect the interior first starting from the entrance \/ lower floor. He will be looking for any signs of an infestation as well as for any signs of water damage\/leaks. He will be taking a close look around all your baseboards, ceilings, window sill and plumbing areas like sinks and showers. After completing a thorough inspection of the interior, he will take a look at the attached garage, if any. In this area, he will repeat the process to make sure that it\u2019s free of termites or WDOs. Finally, after he has inspected all available interior areas, he will go inside of the attic to inspect all of the accessible areas, which is usually compiled purely of exposed framing. This is the area where problems are more commonly found.<\/p>\n<p>Usually, these are the only areas which are inspected, as they are the ones that the interested party is responsible for. After the inspector has completed inspecting and revising all of the areas, he will give you a complete explanation as well as show you any areas that need to be addressed. How long the process takes is determined by the size of the unit, but it is usually completed in about 30 minutes.
